It’s the start of a new year and the market seems to be shifting, slowly but surely. If not for the better, at least consistent across the board.

January saw only 1 outlier in the market with Hays County showing the only increase in Median Sales price of 7%, going against the rest of the markets’ averages.

Across all Central Texas counties, we saw an overall drop ranging from 4% to 7% in Median Sales Price, a drop in closed sales ranging from as low as 4% in Caldwell up to 37% in Austin, an increase in Average Days on Market up to 59 days in some markets, a decline in Total Sales Volume, with the biggest drop coming in at 35% in Austin, and an increase in Months of Inventory averaging about 2.5 months.
