Here’s what we saw overall for the month of December across the Central Texas market:

The market showed consistency across the board with stats going in the same direction for each field, in each market. Across the board we saw:

  • Median Sales DOWN
  • Closed Sales DOWN
  • Average Days on Market UP
  • Total Sales Volume DOWN
  • Months of Inventory UP

The only outliers to the above were Caldwell County and Hays County. Both showed a slight uptick in Median Sales at 6% and 5% increases respectively, and Caldwell also walked away with a slight increase in closed sales, at 2.6%

In addition, here are the outcomes of 2022 vs 2021 averages across all counties:

Median sales increased by 11% at an average of $503,000 with closed sales down by 18%. Properties are sitting longer on the market with Average Days on Marketing up by 11 days, averaging 31 days. Sales volume declined by 9%, which given the market in the last 2 quarters of 2022, isn’t so bad at an average of $21 billion. Finally, active listings increased a whopping 155% at just until 6,000.

With 2022 behind us, we’re hoping for brighter horizons and a leveled playing field in 2023.
