We are kicking into Q2 and the market seems to be sticking to its path.

We are continuing to see the same drops and rises in all categories, across all markets. This trendline looks to be here to stay.

Overall, Austin – RoundRock MSA averages saw dips in Median Sales Price, Closed Sales, and Total Sales Volume, with upticks in Average Days on Market and Months of Inventory. Properties are continuing to sit on the market longer, selling slower, and selling less in volume and price.

There were surprisingly no outliers in April, except one minor uptick in Closed Sales in Hays County with just a 1% increase.

All other counties fell in line with the trend of median sales, closed sales, and total sales volumes declining, while average days on market and months of inventory continue to rise.

Median Sales Price drops range from just 5% in Bastrop County to 16% in Hays.

Closed Sales drops range from 11% in Williamson County to a whopping 31% in Austin.

Average Days on Market rose from between 30 days in Caldwell to just under 70 days in Williamson, coming in at 67 days.

Total Sales Volume drops range from 17% in Caldwell County to a heaping 34% in Austin and Travis Counties.

Months of Inventory ranges rose from between 1.9 months in Williamson County to 2.9 months in Bastrop.
